Section 20 Deadline Calculator

Most Section 20 consultation notices give leaseholders a period to send written observations (and, where the notice allows it, to nominate a contractor). Enter the date on your notice to see when that period would normally end, and save reminders to your calendar.

Use the date printed on the notice, not the date it arrived.

How the date is worked out

For leaseholders in England, the Service Charges (Consultation Requirements) (England) Regulations 2003 set the observation period as “30 days beginning with the date of the notice”. Because the period starts on the notice date itself, the last day is normally 29 days after that date.

Check before you rely on it

  • Your notice should state the date the observation period ends. If it gives a date, use that one - this calculator is only a cross-check.
  • If the notice arrived late, was posted, or you’re unsure which date counts, get advice from LEASE (free) or a solicitor. Sending observations well before the last day avoids any question over whether they arrived in time.
  • This calculator covers England only. It does not check whether a notice is valid, and it is not legal advice.

For what each stage of consultation involves, see the Section 20 consultation process, stage by stage.
