Find Published Tribunal Decisions
The First-tier Tribunal (Property Chamber) publishes its decisions on GOV.UK. Reading decisions about similar disputes can help you understand the kinds of questions the tribunal looks at in service charge and consultation cases.
Before you read them
Every decision turns on its own facts, the wording of the lease and the evidence the tribunal had. A decision about another building doesn't tell you what would happen in your case. First-tier Tribunal decisions don’t bind other tribunals. We don’t summarise, count or score decisions, and nothing here is legal advice.

Search by area
The GOV.UK finder has no area filter, so this searches for decisions that mention the name you enter. Results can include nearby areas, and can miss decisions that don’t name the area. Each council page also has a ready-made search for that area.
Reading a decision well
- Check the date. The law, the regulations and later court decisions may have moved on since.
- Look at what the tribunal had in front of it: the lease terms, the notices, the estimates and the other evidence.
- Before relying on a decision, get advice. The Leasehold Advisory Service gives free initial advice to leaseholders in England.
Decisions are published by HM Courts & Tribunals Service in the GOV.UK residential property tribunal decisions finder. Searches checked 28 October 2026.
