Free Request Letter Templates for Leaseholders

Four short letters for leaseholders in England who want information from their landlord or managing agent before responding to a Section 20 notice or service charge demand. 1. Choose a letter
2. Add your details (optional)

Anything you leave blank stays as a [placeholder] to fill in later. Nothing you type here leaves your browser.

3. Check, edit and copy your letter

Fill in your details first: changing them above resets any edits you have made to the letter text.

Requesting a summary of service charge costs (section 21)

If you want a written summary of the costs that make up your service charge. It covers your landlord's most recent accounting year (or the last twelve months, if accounts aren't made up yearly).

Draft template only - not legal advice. Section 20 Defender has not checked whether this letter fits your situation and does not send it for you. Read it, edit anything in [square brackets], and consider getting free advice from LEASE (lease-advice.org) or a solicitor before you send it.

Which letter is which

  • Section 21 summary of costs asks for a written summary of the costs behind your service charge for the landlord’s last accounting period.
  • Section 22 inspection follows a section 21 summary and asks to see the accounts, receipts and other documents supporting it. It normally needs to be sent within six months of receiving the summary.
  • Section 1 landlord’s identity asks for your landlord’s full name and address, if it isn’t clear who that is.
  • Contractor nomination is for a Section 20 notice of intention that invites nominations. It has to reach the landlord within the observation period on the notice - our deadline calculator gives a cross-check of that date.

Before you send one

  • These are draft templates, not legal advice. We haven’t checked whether a letter fits your situation, and we never send anything for you.
  • Asking for information doesn’t pause any payment deadline on a demand. Get advice before withholding any payment.
  • The Leasehold and Freehold Reform Act 2024 will replace section 21 with new wording once that part of the Act comes into force. We review these letters regularly against legislation.gov.uk.
  • For free, independent advice, contact LEASE or a solicitor.

Want the whole picture organised?

A Defence Pack reads your notice and documents, builds a chronology and cost table, lists the evidence that looks missing, and drafts a neutral observation letter. You can see a sample pack or check your notice for free before deciding.
